The local economy is diverse and resilient with significant employment of high-income earners by government, private sector, and public institutions.


Ending a several decade long trend the city's population has been growing since 2006.

Core center city neighborhoods are largely composed of small dated apartment buildings which provide a great opportunity to add value but are individually too small in scale to present a compelling investment opportunity for many national real estate investors.

Because of a host of factors including geographical limitations and bureaucratic obstacles, the construction of significant new housing downtown is unlikely, this provides a tailwind to seasoned operators who can navigate the real estate business in Philadelphia.
